There are two ways to secure access to Gulfview Pointe. Each homeowner was provided a remote opener that will open the gate with a touch of the button when in close proximity. All homeowners were also provided a gate code when they purchased the property. Renters should be sure to get the remote and/or code prior to arrival. Please do not share the code with parties you do not know or trust.
Yes, homeowners have a choice to rent out their property if they so desire. Most homeowners have chosen not to rent but several in the community are on rental programs. The minimum monthly rental duration per the HOA rules in one (1) month. The HOA does not get involved with rental issues or rental contracts. Should renters have any house, house property or contract issues, please contact the homeowner or rental company that you utilized to book your stay.
Gulfview Pointe offers three types of waste management. Standard household waste goes in the green containers while recycle materials goes in the blue trash cans. Both the blue and green cans are located under each units designated carport. Please use the trash cans assigned to your unit. The neighborhood also offers large brown yard waste containers that are located in the fenced in locations in the middle and end of the complex. Currently all three types of waste are picked up every Wednesday. You do not need to take the cans out to the curb, the HOA has contracted with a company to pull out every units trash cans and put them away once picked up. If you have large items or a significant amount of waste to be picked up, you can request a special pickup from WM (Waste Management - 305-296-8297). WM does limit the number of large pickups allowed per year. Please contact WM for details.
Each unit has one designated covered parking spot in the carports and one uncovered parking spot. The covered parking spot can be located by the unit number above the designated carport. Each unit is also allowed to utilize one uncovered parking spot. These can be found in the beginning and end of the neighborhood and are taken on a first come first serve basis. However, we do try to be neighborly and utilize uncovered parking spaces nearest to the units we live/rent. Should you have an extra guest, there is a guest parking mirror hanger that can be utilized on a temporary basis.
It is against HOA rules and regulations to park boats, trailers, etc. in the neighborhood. Should you need this type of storage, there are several lots just north of Key West that should accomodate your needs.
Pets are welcome with a limit of two per household unless special permission is granted by the Board of Directors. Renters are allowed two pets if the homeowner has agreed to allow pets and a pet registration form is submitted with a lease approval form prior to the first day of the rental. Most importantly, please keep all pets on a leash and curb your pet.

The HOA maintains all common areas (sidewalk, roads, carports, and exterior portion of the fence that faces the sidewalk), lighting, trash removal and standard electric plugs located at each carport. Homeowners are responsible for all items located on their property other than the sidewalk facing fence.
Property owners maintain their own pools and docks. Many hire outside firms to maintain and clean their pools, these pool maintenance companies typically come one time per week.
Yes you can as long as you secure all proper approvals before beginning construction. This includes HOA approval as well as all Federal, State and Local permitting approvals.
